Where Hong Kong rules reach your Indian property

Net asset assessment

A practising Hong Kong CPA certifies the statement. Your Indian property valuation is the evidence behind that line.

One property, sometimes two valuations. Your filing in Hong Kong often needs the value at one date, and your Indian filing needs it at another. We prepare both together so the two never contradict each other.

Net asset statements and who certifies them

Hong Kong investment and residency routes typically require a statement of net assets certified by a practising local accountant. The accountant certifies the total. They do not value your flat in Chennai, and they will not sign a figure you simply assert.

The property line needs evidence underneath it, which is a valuation from a registered Indian valuer with a number the accountant can point to if questioned. That is the document we supply.

What makes it acceptable

Recency, a verifiable registration, and a stated basis of value. It also has to be legible to somebody with no familiarity with Indian property documentation, which is as much a writing problem as a valuation one. Reports issue in rupees with a Hong Kong dollar conversion stating the rate and its source.

No capital gains tax here, full exposure there

Hong Kong does not tax capital gains, so selling the Indian property creates no local charge. The Indian charge is real. Deduction at source applies to the full sale value unless a lower deduction certificate is obtained beforehand, and repatriation needs a chartered accountant's certification.

Inherited property

You take the original owner's cost and holding period, which usually makes the gain long term and often allows the 1 April 2001 value to be substituted. Inheriting is not itself taxable in India.

Practical notes

Two and a half hours ahead of India, so documents exchanged in your morning are usually answered the same working day. Send the address and whatever papers you hold and we will tell you what is workable before you commit.
