Visa and Net Worth Valuation
The property valuation that sits behind your CA's net worth certificate, in the format immigration officers expect.
What the report does, and what it does not
It establishes the market value of your Indian property so that a chartered accountant can put a defensible figure into a net worth certificate, or so a foreign authority can see evidence behind a number you have declared.
What it does not do is turn property into settlement funds. Worth being blunt, because it is sold dishonestly. Canada's Express Entry proof of funds rules state plainly that equity in real property cannot be used. No valuation changes that. If that is your situation, you need bank letters, not us.
Where a valuation genuinely is required
- Provincial entrepreneur streams. British Columbia asks for a third party real estate valuation completed within the last two years by an appraiser certified by the jurisdiction where the property sits. For Indian property that means a verifiable Indian registration. Other provinces run similar tests.
- Net worth certificates. Your CA certifies the total. The property line needs evidence underneath it.
- Investor and business routes generally, where personal assets must be evidenced.
- Student and visitor visas, where an officer wants to see ties and means.
What makes a report acceptable to a consulate
Recency, a verifiable credential, and clarity. The registration number must be printed and must belong to the person signing. The valuation date must be recent enough for the scheme. The basis of value must be stated. And it must be legible to somebody with no knowledge of Indian property documents, which is a writing problem as much as a valuation one.
Currency
We issue in rupees with conversion to the currency the authority works in, stating the rate and its source. Some schemes specify which rate to use. Tell us if yours does.
Before you commission anything
Ask the scheme, in writing where possible, what it actually requires. We would rather tell you that you do not need a report than sell you one you cannot use. Send us the program name and we will say which of the two situations you are in.
A caveat worth stating
Immigration requirements change between intake rounds and differ between federal and provincial streams. Check current guidance on the day you apply rather than relying on any article, this one included.
What you get
A signed report from a government approved valuer, based on a real inspection, with the workings shown so the person reading it can follow how the figure was reached. Our registration number is printed on it. If anyone questions it later, the evidence is already in the file.
- An inspection that actually happened. Our engineer stands at the property. Every photograph carries the date, the time and the exact position.
- Comparable evidence, named. Real sales from the relevant area and the relevant period, identified so anyone can check them.
- Method stated openly. Which approach we used and why, with the adjustments set out rather than buried.
- The right date. A valuation is always as at a date. Get the date wrong and the number is useless even if the work is perfect.
- Currency where you need it. Rupees for the Indian side, converted for your side, with the exchange rate and its source stated.
How long it takes
Normally 48 to 72 hours from the site visit, once we have the basic papers. If it is urgent, tell us and we will treat it that way. For anything tied to a sale, start before you sign the agreement rather than after, because some of the biggest savings are only available in advance.
What it costs
It depends on the property type, its size and how far our engineer has to travel. Message us with the basic details and you get a firm figure before any work starts. No surprises later, and five percent off your first report.
What if the papers are missing
Very common, and usually not a problem. A deed from 1974 may simply not exist in the family any more. Records at the sub registrar office, property tax records and the notified rates for the area can normally fill the gap. Tell us what you do have and we will tell you straight away whether it is workable.
