These terms apply to this website and to any valuation work you engage NRI Valuers, trading as NRI Valuers, to carry out. By using the site or instructing us, you accept them.
What we do
We prepare property valuation reports as government approved valuers, covering property situated in India, for clients who are usually not in India. A valuation is a professional opinion of value as at a stated date, formed on stated assumptions and supported by the evidence set out in the report. We are valuers. We are not your accountant, your lawyer or your tax agent. We do not file your returns, we do not give tax or legal advice, and we do not act for you before any authority unless separately engaged to do so in writing.
Quotes and engagement
- Quotes are based on what you tell us about the property. If the property turns out to be materially different in size, type, location or complexity, we will tell you before doing further work and requote.
- A quote is valid for thirty days unless it says otherwise.
- We may decline a job. We do decline them, usually where the purpose calls for a report we do not think the evidence can support.
Fees and payment
- The fee is confirmed in writing before we start. We do not add charges afterwards for work inside the agreed scope.
- Fees are quoted in Indian rupees. We can show an indicative equivalent in your currency, but conversion, card and transfer charges levied by your bank are yours.
- Payment terms are set out in the quote. We normally issue the draft report for your review, then release the signed final version once payment has cleared.
- Our fee buys the work and the report. It is not contingent on the value we arrive at, and it is not refundable because the figure was not the figure you hoped for. A valuer whose fee depended on the answer would not be worth instructing.
What we need from you
- Accurate information about the property and about what the report is for. The purpose changes the basis of value, so telling us the wrong purpose produces the wrong report.
- Whatever documents you have. Missing papers are usually workable and we will say so early if they are not.
- Access to the property for our engineer, arranged through you or somebody you nominate.
- Confirmation that you are entitled to give us the documents and to instruct the valuation.
If information you give us is materially wrong or incomplete, the report may be wrong too, and we cannot be responsible for that.
Timing
We aim to deliver 48 to 72 hours after the site visit, once we have the basic papers. That is a target we hit most of the time, not a guarantee. Access delays, missing records, registry or archive searches for historic values, festivals and weather all move it. We will tell you if your job is going to run long.
Using the report
- The report is addressed to you and prepared for the purpose stated inside it. Using it for a different purpose, or at a materially later date, may make it unreliable.
- You may share it with your own advisors and with the authority, bank or court it was prepared for.
- Anyone else relies on it at their own risk, and we accept no duty to them, unless we have agreed otherwise in writing.
- Do not alter it, extract figures from it out of context, or reproduce parts of it in a way that changes what it says.
- Copyright in the report stays with us. You get the right to use it for the purpose it was prepared for.
What we cannot promise
Liability
Nothing here limits liability for fraud, for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited.
Subject to that, our total liability for any claim connected with a piece of work is limited to the fee you paid us for that work. We are not liable for indirect or consequential loss, including lost profit, lost opportunity, tax penalties or interest, or loss arising because a third party disagreed with our opinion or because information you gave us was wrong.
Any claim must be brought within one year of the report date.

Confidentiality
We keep your information and your documents confidential, on the terms of our privacy policy. We will not name you as a client or describe your matter publicly without your permission.
Things outside anyone's control
We are not liable for delay or failure caused by events beyond our reasonable control, including natural disaster, civil disruption, government action, strikes, failure of public infrastructure, or the property being inaccessible for reasons we did not create.
The website itself
- We try to keep it accurate and current. We do not promise it is free of errors or always available.
- The free calculators are estimating tools. They are not valuations and nobody official accepts them as one. See the disclaimer.
- Links to other sites are for convenience. We do not control them and are not responsible for what they say.
- The content, design and branding on this site belong to us.
Governing law
These terms are governed by the laws of India, and the courts at Delhi have exclusive jurisdiction. Property in India is governed by Indian law wherever you happen to live, so this is the practical position as well as the legal one.
Changes
We may update these terms. The version that applies to your job is the one in force when we accepted it. Changes are published here with the date at the top updated.
